| Site surveys — The site survey is the most critical part of any project. Our site survey ensures that the architect knows all of the space conditions of the build out, and that all of those known conditions are taken advantage of to ensure that the project is built in a manner that is sensible and economical. In a lot of cases the existing conditions on a site could dramatically either increase or decrease the cost of the project. | |

Space planning — As everyone knows there are many ways to configure a space. We make it our business to explore all the options. We evaluate how a space is used to ensure that it can operate efficiently and effectively to serve the customer. Tenant criteria — Review of this criteria prior to commencement of a project is critical. We have developed checklists and review systems to ensure that all of the necessary criteria are being followed. It is our intention to pin point and resolve any landlord issues prior to start of each project. Code research and compliancy — So many of the codes related to occupancy have changed dramatically over the years and continue to transform on a daily basis. Particular issues are related to ADA compliance, employee safety issues and construction methods. If the architect does not have a good handle on this information it can bring a project to a screeching halt causing unnecessary delays and cost overruns. HDG has long since made it a standard procedure on every project to do local and national code research to ensure that all aspects of the project are in full compliance. Construction documents — As we stated in our original mission statement, the architect is responsible to produce a quality set of construction documents. From these documents a plan to both build the store and the business are developed. The more details that are included in these documents, the more likelihood of the project’s success. Project management — Under certain conditions our architect may be required to serve as the project manager to ensure that the project runs smoothly. Our chief architect fulfills that roll, to coordinate all the details and communications between the landlord, client, and the general contractor to ensure that the project stays on track and on budget. Since our inception in 1992 we have completed over 600 projects in virtually every state in the United States and Canada.
